Background

A major player in the hospitality sector aimed to monitor and manage energy consumption across facilities in Jumeirah Beach Residences and Downtown Dubai. The client sought to identify potential energy-saving opportunities and prevent resource wastage from inefficiencies.

Ark Energy was engaged to digitize energy management by implementing monitoring systems, providing data analytics to optimize consumption, enabling automated energy and Measurement & Verification (M&V) reporting based on IPMVP standards, and integrating the energy management system into the Building Management System (BMS) to prevent data manipulation and ensure long-term data storage.

The Challenge

Our Approach

Ark Energy employed its proprietary “Connect, Customize, and Go-Live” methodology across five primary tasks:

  1. Digitalization Assessment — Identified 75 essential preliminary data points, with options to integrate up to 500 based on client preferences.
  2. IT/OT Integration — Connected operational technology systems.
  3. Plant Onboarding — Configured facility systems.
  4. UX/UI Design — Customized dashboard experiences.
  5. Go Live — Deployed the system.

A proprietary universal gateway with a data-capture API was integrated with the BMS to collect and transmit data to arkEMIS, consolidating all sites onto a single unified platform — covering water pumps, FAHUs, chillers, MDB energy meters, pumps, heat exchangers, tenant energy meters, and SMDBs. Access rights were implemented to ensure appropriate data distribution while maintaining robust security protocols.
