Background
Three Dubai developments — INDEX Tower, Sonder JBR, and Al Seef — engaged Ark Energy to optimize energy management while enhancing occupant comfort. Each faced challenges maintaining efficiency post-retrofit, with projected savings often diminishing by 10–15% annually.
- Sonder JBR (hospitality property in Jumeirah Beach Residences) — Required monitoring to prevent energy wastage and improve operational reliability.
- INDEX Tower (commercial building) — Experienced performance discrepancies after Delta-T rehabilitation despite an estimated annual savings of 3.8 million AED.
- Al Seef — Aimed to preserve 1.1 million AED in retrofit savings through high-definition monitoring.
All three implemented AI-enabled, cloud-based digital energy management platforms to improve comfort and reduce consumption simultaneously.
The Challenge
- Indoor Air Quality (IAQ) Issues — Inconsistent airflow, ventilation, and temperature control compromised occupant comfort.
- Inconsistent Standards of Comfort (SoC) — HVAC operation variability created hot/cold spots, particularly in office and hospitality areas.
- Aging or Inaccurate Metering Infrastructure — Limited ability to monitor consumption or verify savings.
- IT/OT Disconnects — Lack of seamless integration restricted real-time insights and proactive management.
- Sustaining Savings Post-Retrofit — Risk of efficiency erosion without continuous monitoring and verification.
Main Objective
Implement arkEMIS capable of:
- Real-time equipment and process performance monitoring using AI and machine learning.
- Optimizing energy consumption while maintaining and enhancing occupant comfort, IAQ, and Standards of Comfort.
- Enabling automated M&V reporting compliant with IPMVP standards.
- Delivering intuitive dashboards and role-tailored reports.
- Seamlessly integrating with BMS/SCADA systems for data integrity and security.
- Supporting ISO 50001 compliance and long-term digital data storage.
Our Approach
Ark Energy deployed its “Connect, Customize, and Go-Live” methodology across all three sites:
- Digitalization Assessment — Prioritized critical energy equipment and KPIs while assessing digital maturity.
- IT/OT Integration — Established connectivity via arkCONNECT, linking field sensors, meters, and legacy systems to arkEMIS.
- Data Onboarding and Verification — Benchmarked live data against historical trends; verified sensor communication and accuracy.
- UX/UI Customization — Developed user-specific dashboards and automated reports; configured alerts for proactive resolution.
- Go-Live & AI Deployment — Activated automated analytics, alarm triggers, anomaly detection, drift monitoring, and AI-powered root-cause analysis.
Implementation captured hundreds of critical data points from chillers, FAHUs, pumps, meters, and tenant systems onto a single unified platform.
